The
property: 43.9 acres of flat land and about 20 acres of it has been

west

This property
is in the Kootenays, one of the last unspoiled areas in British Columbia.
It is ten miles from the international border between British Columbia and
Washington State, U.S.A. It can be developed as a high end hotel/spa right near the river, or
a golf course, or an RV park. Or it can be farmed, if that's the desire. There is
an extensive irrigation system (which waters most of the cleared land) already in place and lots of water.
It's a five minute drive to Salmo, where groceries, pharmacy and hardware stores
await you. Education needs from kindergarden to highschool are met in
Salmo also.
The
home is a "welcoming" home - very open, with lots of
windows and was built in 1996.
It has nearly 2500 sq.ft on one level with an attached two car garage, and
a 3' concrete crawl space under the entire house . It's heated with
natural gas.
There
are seven large outbuildings - all of them are clad in ivory/cream colored metal, with metal
roofs and concrete foundations. They are insulated and the inside walls are sheeted with either plywood or
drywall, depending on their use.
The
landscaping is extraordinary! You
are greeted to the property by a custom made metal gate flanked by beautifully
built stone pillars equipped with automatic lighting. About one acre is
devoted to lawn and flower beds. Huge fir, spruce and cedar trees have
been incorporated into the
park-like design. A large pond
20'x32' and 4' deep at the "deep end" has over 70 water lilies flowering in it. Various areas of the yard reflect the intent of the garden's
design. There is a secluded serenity garden, an oriental garden, and a
large firepit. There is a separate rose garden, but
more than 200 rose bushes
bloom all season in the gardens. There are hundreds of
flowers and shrubs planted in easy to care for spaces.
A quarried field- stone patio with a 6'x12' pool with statuary connects
the verandah to a large oval flower bed at the front of the house.
Nearly all of the flower beds/park area have been covered with
professional grade weed
barrier and then topped with a wood chip mulch. This keeps the weeds down
to nothing and holds moisture in the soil – making the upkeep very simple. Eleven
water valves rise from under the flower beds or lawn to facilitate watering.
This
is a spectacular area to live in. There
is good skiing just five minutes from the home, and world class skiing within a
40 minute drive (Red Mountain in Rossland, Whitewater near Nelson).
There is fishing, hiking, hunting, kayaking and incredible warm sunny summers. The winter is
mild (usually just below freezing). Summer
nights are pleasantly cool so there's no need for air conditioning. You're only a half hour drive
from three different cities - Nelson, Castlegar and Trail but you
have the privacy and quiet of country living. It doesn't get much better
than this.
